We are delighted to share the excellent experience we had with Carol Staab of Douglas Elliman who recently sold our beautiful condominium at 1049 Fifth Avenue, We could not have been more pleased and would not hesitate to recommend her to be your broker to help you get a prompt sale at the best possible price.
In terms of her comportment, Carol is elegant and poised, knowledgeable and strategic.
As soon as we engaged her, she developed an aggressive marketing plan that includes a custom property video which highlighted all of the features of Apartment 14A. She even incorporated a Carnegie Hill video into the piece to show buyers the neighborhood and the many amenities it has to offer.
The luxury market was very soft at the time we listed the unit for sale. The average days on the market was ratcheting up to well over a year. But the statistics didn’t deter Carol. Our sale took place much earlier than the average time on the market because Carol was determined and creative. She suggested that we remove our traditional furniture and then immediately engaged an excellent photographer and graphic artist who digitally staged the entire apartment plus terraces. The makeover was dramatic. Light and airy contemporary furniture allowed prospective buyers to envision the apartment in a whole new light. Carol knew how to get 14A positioned well in the marketplace to stand out against the competition. The property was promoted widely on over 40 websites including weekly email marketing to all the brokers to keep 14A in front of their minds. Carol issued frequent postings of 14A’s Instagram video and photo album. Daily postings were also made to Facebook, LinkedIn and Twitter. On top of all that, Carol held weekly open houses. The marketing for 14A was tracked weekly for the number of online views, consumer online engagements and showings. The marketing plan resulted in excellent showing activity.
Then, the high level of showings produced multiple offers in spite of the soft market! A very strategic strategy was used to move the negotiations along in order to receive an excellent all cash offer.
Once we had the offer, Carol worked with the buyer’s broker to make sure that the buyer’s board package represented the buyer in the best possible light and with the attorneys to make sure the transition moved along in a timely manner. The closing went very smoothly. True to the professional and kind person that she is, Carol is now helping the buyer with vendor recommendations and helping her get settled in the apartment. Carol is truly a gem in. the New York City real estate market.
