Home Staging Are you thinking about putting your home on the market want to get a competitive edge? Home staging is one of the best ways to make your home pop both online and at a showing. Staging is a process of making improvements such as painting, swapping out furniture, replacing rugs, light fixtures and doing minor renovations. There is no one size fits all approach to home staging because every sale is different. It depends on your pricing goals, your timeline and the readiness of your home.

How to Use Home Staging in Your Marketing

Here’s what I know from over 20 years of marketing properties, nicely staged homes sell for more money! If you already have beautiful furniture and decor, your broker can work with what you have. Your broker can guide you on repositioning the furniture, and add rugs, art, and pillows to give your home a fresh look. If your decor needs help or your home is empty your broker can recommend a professional stager. One less expensive resource is the staging through some of the big furniture rental companies. They deliver the furniture, stage your home and pick it up when the staging contract is over. However, having to move out your furniture and live with staged furniture isn’t easy! However, I can tell you that I have case histories where my clients received offers at full asking price due to staging.

Virtual Home Staging

If you decide you don’t want to stage your home, then I highly recommend “virtual” staging. In this process, a professional virtual stager will use images of your home to create computer-generated images with newly staged furniture, paint, and decor. I work with the top virtual stager in the business, and I use at least partial to full virtual staging when necessary in nearly all of my listings.
